How to Hire a Roofing Contractor
A practical checklist for comparing roofing contractors and written proposals.
The contractor and installation crew have as much influence on performance as the product name. Compare qualifications and scope before comparing price.
Verify the basics
- Check state and local license requirements with the issuing authority.
- Request current general liability and workers’ compensation documentation.
- Confirm the business name, physical contact details and who will supervise the job.
- Ask for recent, relevant references.
Compare written proposals
Each proposal should identify removal, disposal, deck work, underlayment, ice or water protection where applicable, flashing, ventilation, exact products, cleanup, permits, timing, payment schedule and warranties.
Watch for pressure
Be cautious with unusually large deposits, vague allowances, demands for immediate signatures or promises that an insurer will definitely cover work. Never sign a document you do not understand.
Before final payment
Complete a walkthrough, collect warranties and permit documentation, confirm cleanup and address agreed punch-list items.
Questions to ask each contractor
- Who will supervise the project and how can they be contacted?
- Will existing roofing be removed, and how will the deck be inspected?
- Which flashing will be replaced rather than reused?
- How are unexpected repairs priced and authorized?
- What ventilation changes are included and why?
- Who obtains permits and arranges required inspections?
- What does the workmanship warranty cover, and who services it?
Compare scope before price
Create a simple line-by-line comparison covering products, tear-off, deck allowances, underlayment, flashing, ventilation, cleanup and warranties. If an item is absent, ask whether it is excluded or simply undocumented. Do not assume all proposals describe the same roof system.
Useful preparation
Read the roof replacement process, understand common roofing warranties, and compare expected replacement cost variables before meeting contractors.
Ready to compare local roofers?
Provide a clear project description and request written, comparable estimates rather than relying on a verbal headline price.
